What A Good Realtor Will Do For You?
Honestly speaking as a home buyer or seller you can buy or sell a house on your own without a realtor.
If I'm looking to buy a home all I have to do is have a pre approval letter from a trusted lender, reach out to the listing agent to set up a showing and have him handle the paperwork.
If I'm a homeowner looking to sell, all I need is a few good pictures, upload it on MLS.com, Craigslist and/or Zillow and wait for the floodgates to pour out potential buyers.
I mean, how hard can it be? That's the process right?
Although as a buyer or seller you don't NEED a real estate agent. However, if you lack knowledge, time and patience about the real estate process things may become messy.
Here are some reasons why a good real estate agent is worth it:
Transaction management….Do you have any idea what the best practices are when it comes to putting in an offer? Are you able to keep track of what must be performed via contractual agreement? Do you have the right connections when it comes to the transaction performance? How about what type of financing is the homeowner more apt to accept. A good real estate agent will smoothen out the process and keep things in check.
Problem Solving Skills:.... Things may pop up while a home is under contract. Things may be missing. What if you forget to buy homeowners insurance? What if you don't know what type of home inspections you need? What if you are purchasing a home with an HOA and there's something you don't know. A good real estate agent will inform himself/or herself on everything to make sure things go well with you.
Awareness:..... What if you end up accepting an offer that's not what you deserve? What if you purchase the wrong Homeowners insurance? How about if you are in the inspection phase and there's a defect on the home you can use as leverage for a seller concession? A good real estate agent sees things you may not be able to see.
To sum it all up, although you can buy or sell a home without an agent. But a great agent is able to help you tremendously through knowledge, experience and awareness.
